A new subdivision project in Picton has hit a snag as a request for new zoning has been deferred.
During Wednesday’s Prince Edward County planning committee meeting, councillors discussed the application for a subdivision along Loyalist Parkway. The property consists of 25.8 hectares, and borders Sandy Hook Road and Loyalist Parkway with Millennium Trail running through the middle of the area.
The proposed subdivision plan includes 100 single-detached residential lots, 26 semi-detached, 47 townhouse units, 193 apartments, and 30 seniors’ bungalows.
In a report to the committee, municipal staff recommended denying the zoning change. Several problems were presented with the current plan, including some lots being too large to make efficient use of municipal utilities, insufficient allotment for parkland, multiple units were positioned with their backs facing towards Millennium Trail, and the trail not being easily accessible by residents in the area. Staff recommended the road layout be adjusted to run between the trail and the houses instead of the houses being between the road and the trail, to allow easier access to the trail for residents.
A few residents also spoke out during the meeting, against the subdivision. Complaints by residents focused on the density of the development and environmental concerns with the loss of natural habitat.
After a request by the developer to defer the decision, the decision was deferred to a future meeting.
